One of Brisbane’s slowest-growing suburbs has been identified as the next proposed Suburban Renewal Precinct, with plans to deliver more housing supply, sooner.
Hundreds more homes could be delivered in Sandgate, with the Schrinner Council keen to work with the community to create more housing close to jobs, transport, shops and services.
The plan will cover parts of Brighton Road and Rainbow Street.
Brisbane is one of Australia’s fastest-growing cities, with more than 600 people moving here every week.
While the city grew by an average of 1.7 per cent per year between 2019 and 2024, Deagon Ward’s growth was less than half that at 0.8 per cent.
The Suburban Renewal Precincts program transforms under-utilised land into well-planned, mixed-use centres, building on the successful renewal of areas such as West End, Teneriffe and New Farm.
Unlike large-scale neighbourhood planning, suburban renewal precincts focus on smaller, well-located areas that can deliver new homes and local jobs faster.
The Deagon Ward is serviced by eight train stations, including Sandgate Train Station which is adjacent to the proposed precinct.
This work strengthens the Schrinner Council’s anti-sprawl housing program, with plans already complete in Stones Corner and underway in Wynnum Centre, Mt Gravatt and Alderley.
Precincts boundaries for Chermside Centre and Upper Mt Gravatt Centre were also identified last week and we will soon engage the community for a first round of community feedback.
The proposed Sandgate Centre precinct renewal builds on the Sandgate District Neighbourhood Plan, adopted in November 2022 and in effect since 10 March 2023 following State Government approval.
Covering Sandgate, Deagon, Shorncliffe and Brighton, the neighbourhood plan introduced stronger protections for pre-1947 homes and reinforced the area’s historic village character.
Early community consultation will help shape draft plans for Sandgate Centre, which will be released for further public feedback before finalisation.
Final plans are subject to State Government review.
